# Major Appliance Maintenance: A New Homeowner's Guide

As a renter, an appliance dying was the landlord's problem. Now a failed water heater is your $1,500 Saturday — or your $30 afternoon, if you saw it coming. Almost all of that difference is maintenance you can do in an afternoon a year.

This is a guide to the expensive machines: the HVAC system, the water heater, and the kitchen and laundry appliances. Keep these alive and you have removed most of the financial surprise from owning a home.

## First, find out how old they are

Maintenance advice is different for a 3-year-old water heater than a 12-year-old one. Every major appliance has a date built into its serial number.

Write the ages down. Anything within a few years of the end of its range belongs in your replacement budget now, not later.

## Heating and cooling (HVAC)

The most expensive system in the house, and the one where maintenance pays back the most.

- **Furnace:** professional tune-up every fall, before you need heat.
- **AC or heat pump:** professional tune-up every spring. Keep the outdoor unit clear of leaves, grass clippings, and anything stacked within two feet of it.
- **Condensate drain:** pour a cup of vinegar down the AC's condensate line each spring so it does not clog and back up.

## Water heater

- **Flush the tank once a year** to clear sediment off the bottom.
- **Check the anode rod every two to three years** and replace it when it is more than half gone. This $30 part corrodes so the tank does not.
- **Test the temperature and pressure relief valve** once a year — lift the lever, let it snap back, confirm it stops.
- Set the thermostat to 120°F: hot enough, and easier on the tank.

## Refrigerator

- **Vacuum the condenser coils twice a year** (behind the kickplate or on the back). Dust-clogged coils make the compressor run hot, and that is the number one reason fridges die early.
- **Replace the water and ice filter every six months.**
- **Check the door gasket** — clean it, and if a dollar bill slides out easily when closed in the door, it needs replacing.
- Keep it about three-quarters full, but not packed so tight that air cannot circulate.

## Dishwasher

- **Clean the filter monthly.** Most people never do this because they do not know it exists — it is a twist-out cylinder in the bottom of the tub. A clogged filter is behind most "it does not clean anymore" complaints.
- **Wipe the door gasket and the edge of the tub** where grime collects.
- **Run an empty cleaning cycle monthly** with a dishwasher cleaner or plain white vinegar.
- Check the spray-arm holes for bits of food or hard-water scale and poke them clear.

## Washing machine

- **Clean the drain-pump filter** every few months (front-loaders — usually a small hatch at the bottom front).
- **Leave the door open between loads** on a front-loader so the drum dries out. This is the fix for the musty smell.

## Dryer

- **Clean the lint screen every single load.**
- **Have the vent duct professionally cleaned once a year** — the rigid duct from the machine to the outside, not just the screen.
- **Check the exterior vent flap** opens freely and is not blocked by lint or a bird's nest.

## Range and oven

- **Wipe up spills promptly** — baked-on spills damage the enamel and, on a gas range, clog the burner ports and igniter.
